This affiliation evolved from simple greenhouses to fully controlled indoor grow rooms with LED lighting. 865 East – Innovative Problem Solving
865 East shows how recognizing challenges, assessing the cause, and then implementing solutions leads to positive outcomes.
Harrisonburg, VA, is home to James Madison University, which has a growing student body and the housing needs accompanying that growth.
In addition, Harrisonburg is a fast-growing city in the Mid-Atlantic region, facing a shortage of available land on which to build.
So the problem – an undersupply of student housing and a scarcity of undeveloped land – called for a new approach.
Patterson Consulting joined forces with Hammond Asset Management to conceive and develop Harrisonburg’s initial use of high-density, mixed-use zoning classification, R-5. The result was a seven-story development of student accommodations and retail businesses. With its combination of comfort, convenience and amenities, 865 East established a new standard for urban planning and land use.
Located just a half-mile from the JMU campus, 865 East was the logical answer to the dual concerns of expanding student population and shrinking usable land. The first high-rise mixed-use development of its kind in Harrisonburg, 865 East is one of the most high-profile projects undertaken by Kenneth Patterson, principal of Patterson Consulting, LLC.
The development of this seven-story, progressive facility caught the public’s attention. In a mere 14 months, the project grew from five acres of grass and rock to a completed and occupied building.
865 East remains Harrisonburg’s most secure and popular student housing address. Its security system and fire suppression technology are highly sophisticated and state-of-the-art. The building’s amenities include first-floor restaurants and shops, a roof-top entertainment deck, a computer lab with high-speed Internet, 24/7 fitness center, game room, and bicycle storage space. 865 East is Harrisonburg’s unparalleled student living experience.
New Market Area Library: A Model of Eco-friendly Design and Construction
When the New Market, VA Library Board decided to build a new library, they called on Patterson Consulting, LLC. The library’s board of directors set the priority: an energy-efficient, environmentally friendly building was a must-have. With considerable experience with LEED (Leadership in Energy and Environmental Design) certified projects, Patterson Consulting put together the team: a LEED-certified architect drafted the design and an accomplished contractor constructed the new building. The New Market Area Library continues to serve as a model for conservation and energy efficiency.
